The Hotel
The Mövenpick hotel opens this summer, the first part of the resort to come to life. That means you can visit, stay, and get a real feel for the setting long before your residence is ready. Rooms and suites, restaurants and bars, swimming pools and a private stretch of the bay, all open and running while the residences are completed.
Dining and Facilities
Affamata, the resort restaurant, sits at the heart of the day to day, with relaxed all-day dining and a bar that looks out over the water. Beyond it, the resort brings together pools, landscaped gardens of oak, olive and lavender, direct access to the bay, and the everyday ease of having a full hotel team on hand.
Salterra Spa, opening later in 2026
Salterra opens later in 2026, on its own timeline after the hotel. When it does, it will be the largest spa and wellness destination on the Croatian coast, a place for treatments, thermal water, and quiet days that belong entirely to you. We will share more as the opening approaches.

ANSWERS, BEFORE YOU ASK
The developer of the project is NV ADRIA CONDOS Ltd., located at Masarykova ulica 3, 10000 Zagreb, Croatia (PIN/OIB: 85435805148). The company is owned by ECM Partners, a leading institutional investment firm operating in Central and Southeastern Europe, with €931 million invested across 28 projects. ECM Partners brings extensive expertise in the hotel industry, having successfully delivered multiple high-impact projects in the sector.
A 10% reservation fee or deposit is required upon signing the reservation agreement. The remaining 90% of the purchase price is due upon completion of the residence and the signing of the main purchase contract.
The annual service charge fee you pay will be proportional to your share of the common areas, based on annual budget prepared by the homeowner’s association. The service charge includes statutory reserves payable under applicable law. The fee is currently expected to be approximately 71,55 EUR per useful square metre of residence per annum, in line with market rates for premium branded residences and will be reviewed by the management company on a yearly basis.

The rental pool is designed for owners who wish to use their residence occasionally, taking advantage of their annual allotment of personal usage (“unit owner’s use period”), while also generating some income from their property throughout the year. When the owner is not using their residence, NV Adria will have the right to rent the property to members of the public, in a similar way to a Mövenpick hotel guestroom. Rental revenue is pooled and then distributed to rental participants on an equitable basis after deducting expenses, fees, reserves, and any other deductions authorised under the rental management agreement. Owners can choose from two lease agreement options:
The standard lease agreement, with a duration of 5 years, offers a more favourable net revenue share for the owner (75% / 25%).
The ‘Flexi’ Lease Agreement, with a net revenue share of 65% / 35%, provides greater flexibility for the Owner to enter and exit the pool annually, under certain rules.
You may sell your residence as soon as you become the legal owner. This occurs once you have signed the purchase agreement, made the full payment, and the ownership has been officially registered in your name at the relevant court. When selling your residence, you are first required to offer it to the Developer at fair market value. If the Developer does not exercise the option to purchase, you are then free to sell it on the open market.
